Commercial Radon Testing and Mitigation in the Fraser Valley | BC Radon Control
C-NRPP certified radon testing and mitigation for strata buildings, schools, daycares, and workplaces in the Fraser Valley. Council-ready documentation. Free quote.
Radon risk does not stop at the front door of a single-family home. Strata buildings, schools, daycares, workplaces, and multi-family dwellings face the same exposure risk — and the protocols for managing it are different from a residential job. BC Radon Control is C-NRPP certified for both radon testing and mitigation, and we work with commercial and strata clients throughout the Fraser Valley.
Who We Serve
BC Radon Control provides professional radon services for:
Strata buildings and townhouse complexes — unit owner testing, common area testing for underground parking and amenity spaces, council-ready documentation, and mitigation for ground-floor units and common property.
Schools and daycares — Health Canada guidelines apply to all occupied buildings, and children are among the most vulnerable to radon exposure. We provide testing and mitigation for classrooms, daycare facilities, and multi-level school buildings across the Fraser Valley.
Workplaces — Health Canada recommends testing any workplace where employees spend significant time, particularly buildings with below-grade offices or storage. Elevated radon above 200 Bq/m³ in a workplace is a recognized occupational health concern.
Multi-family residential buildings — Apartment buildings, row housing, and mixed-use residential. We develop testing protocols that go beyond a single measurement point to give building managers a complete picture of radon distribution across occupied floors.
Commercial properties — Property managers and building owners seeking baseline radon documentation for due diligence, lease renewals, or occupancy requirements.
What Commercial Radon Testing Involves
A credible commercial assessment is more involved than placing a single detector. For buildings with multiple occupied spaces, Health Canada guidelines recommend testing at:
- The lowest occupied level — basement suites, ground-floor offices, below-grade storage
- Representative points on higher floors, particularly where the stack effect may draw radon upward through elevator shafts, stairwells, and utility chases
- Common property at or below grade: underground parking, mechanical rooms, amenity spaces, and fitness centres
BC Radon Control uses professional continuous monitors for commercial and strata work. These instruments record hourly radon concentrations over the testing period, producing a detailed measurement profile. The resulting report documents results by location and is formatted for building records — suitable for strata council minutes, property management files, or health authority review.
For strata clients specifically: our test reports are written to meet the documentation requirements strata councils need to make informed decisions and communicate with owners.
Commercial Radon Mitigation
When results are elevated, the mitigation approach depends on the building. For below-grade slabs and slab-on-grade areas, sub-slab depressurization is the most effective method — the same approach we use in residential work, scaled and configured for the building. For buildings where the stack effect is a factor, mechanical ventilation adjustments and sealing of common-area penetrations may be part of the solution.
BC Radon Control holds C-NRPP certification for both radon mitigation and radon measurement. We are fully insured and WCB covered on every job. Every commercial mitigation includes a post-installation verification test to confirm results.
For strata jobs, mitigation almost always involves modifications to common property, which require council approval under BC strata law. We understand this process. We provide the strata council with a certified test report, a scoped contractor quote, and a plain-language explanation of the system — the information a council needs to evaluate and approve a remediation plan efficiently.
