The 96-Hour Short-Term Test
For real estate transactions, the accepted test under C-NRPP standards is a short-term test of at least 96 hours using a commercial-grade continuous electronic monitor.

- Tamper-evident continuous monitor placed in the lowest livable level of the home
- Closed-home conditions documented for the full test period
- Hourly readings recorded throughout the 96-hour minimum window
- A signed report from a certified C-NRPP measurement technologist
- Results accepted for purchase conditions by realtors, buyers’ agents, and lenders
A mail-in alpha track test or consumer radon detector does not meet real estate standards. Only a certified report from a C-NRPP professional satisfies a realtor or lender reviewing a purchase condition.
Closed-Home Conditions: What Sellers and Listing Agents Need to Know
For the test to be valid, the home must be in closed-home conditions throughout the 96-hour test period:
- Exterior doors and windows kept closed except for brief normal entry and exit
- HVAC systems operating on normal settings — no exhaust-only or open-window ventilation
- The test device must not be moved once placed
Sellers and listing agents are responsible for maintaining these conditions during the test. BC Radon Control provides written instructions at device placement and follows up on any questions.

Buyers writing a subject-to-radon-test condition should allow 7–10 days to be safe, particularly if placement needs to be scheduled around showings.
Reading the Report
The report shows a radon concentration in Bq/m³. Health Canada’s guideline is 200 Bq/m³ — the level above which mitigation is recommended.

Short-term tests are a point-in-time snapshot. Results near 200 Bq/m³ in either direction warrant careful interpretation.
